Accenture picks up over 1 million sq ft office in Hyderabad through 10-year lease

Global technology and consulting giant Accenture has signed one of India's largest commercial real estate deals by leasing over 1 million square feet of office space in Hyderabad under a 10-year agreement. The transaction highlights the company's long-term expansion plans in India and reinforces Hyderabad's position as a leading technology and Global Capability Centre (GCC) hub.

The lease covers approximately 10.17 lakh sq ft at Aparna Technopolis in Kondapur, spanning 21 floors across two office blocks. Property documents indicate the agreement was registered on June 10, 2026, with the total rental commitment estimated to exceed ₹1,000 crore over the lease period.

The deal has been structured in phases, with lease commencement beginning in April 2026 and occupancy rolling out over time. Accenture has also provided a ₹29.5 crore security deposit, while the agreement includes an annual rental escalation clause, reflecting a long-term commitment to its Hyderabad operations.

The expansion is expected to accommodate thousands of employees and strengthen Accenture's delivery, consulting, digital, cloud, and AI capabilities. Hyderabad continues to attract major multinational corporations due to its skilled workforce, world-class infrastructure, and rapidly expanding commercial real estate ecosystem.

This landmark lease further cements Hyderabad's reputation as one of India's fastest-growing office markets. It also reflects sustained demand for premium Grade A office spaces, driven by the continued growth of technology companies and global capability centres across the country.
